Redevelopment: Shah Rukh Khan to Secure 2,800 sq ft Sea-Facing Apartment in Bandra After Carter Road Society Makeover

Redevelopment is the key term here. Shah Rukh Khan will reclaim his very first Mumbai home in a new avatar—an expansive 2,800 sq ft sea-facing apartment—once the Carter Road society undergoes redevelopment. It’s striking how a modest 4BHK, once bought in 1991 soon after his wedding, is now set to return to him, over 30 years later, in much grander form.

Back in 1991, shortly after tying the knot with Gauri, Shah Rukh purchased a 4BHK flat in Shree Amrit Society on Carter Road, Bandra—his first stepping-stone in the city that would define his cinematic triumphs. Fast forward to 2027, and the redevelopment will give him a spacious, modern, sea-facing home that’s about 155 percent larger. Developers estimate its value to touch nearly ₹42 crore, with local real estate commanding up to ₹1.5 lakh per sq ft.

Beyond this, SRK’s life in Bandra is undergoing layered changes. His iconic bungalow, Mannat—a 27,000 sq ft heritage-listed structure originally built in 1914 as Villa Vienna—is currently under renovation. The property holds a Grade II(B) heritage tag, which means any structural changes must pass through the Maharashtra Coastal Zone Management Authority. Shah Rukh has proposed adding two extra floors to the annexe, boosting built-up space by over 600 sq m, at an estimated cost of ₹25 crore.

Meanwhile, while Mannat is being reimagined, the Khan family—Shah Rukh, Gauri, Suhana, Aryan and AbRam—has relocated to two upscale duplexes at Puja Casa in Pali Hill, Bandra. Together, these apartments are valued at around ₹8.57 crore. Interestingly, the building is co-owned by producer Vashu Bhagnani, and his son Jackky Bhagnani shares the building with his wife, actor Rakul Preet Singh.

From that simple 4BHK in 1991 to the imposing grandeur of Mannat today, Shah Rukh Khan’s journey through Mumbai real estate mirrors his rise—from newcomer to Bollywood royalty.
